Wheaton Sprague was engaged to provide Building Envelope / Curtain Wall Assessment Services for the Four Seasons Luxury Hotel & Tower in Miami, Florida. The building is a striking tower of glass and granite standing at 68 stories and featuring Class A office space, hotel, and condo/hotel units, all reflecting the Biscayne Bay,.
This, the tallest building in Miami, was constructed in 2003 with dense steel reinforcing and silica-fume concrete, designed to sustain hurricane-force winds.
Wheaton Sprague was to provide a review, assessment, field observations and response for the exterior curtain wall system related to water intrusion problems, glass replacements, seals, document review, field revisions, and other related items. There were specific issues related to the 2,108 shadow boxes, which serve as an obscuring panel that is recessed away from the glass, which maintains a uniform exterior appearance, while concealing structural or mechanical elements that would otherwise be visible in the unitized curtain wall.
